Rowville couple turn $350,000 block into $1.581m dream home after using savvy sales tactic at auction

It’s been 17 years since then newlyweds Dulshan and Wasanehi Ekanayake started their married life at 12 Yellowstone Close, Rowville.

Even with a location in the highly sought-after Rowville Lakes Estate, their 2007 purchase cost just $350,000.

It sold for a whopping $1.581m at auction — thanks in large part to a savvy selling tactic that cost them $20,000 upfront, but added close to $200,000 to what they thought they would get.

The ecstatic couple yesterday said they were still digesting the result.

“It’s insane, it helps so much with our further plans going forward,” Mrs Ekanayake said.

“We started in the home as a young couple, built our family here. Over the pandemic we have a lot of fond memories spent at the lake and the little playground with our two children and dog.”

The couple was advised to stage their home for a cost of $20,000 to achieve the best result for the home.


Mrs Ekanayake said their children’s first birthdays at the home were among the happy moments they would be taking with them after the sale.

“We designed and built this home from scratch, raised two kids and got a cavoodle,” she said.

“Although we are leaving behind some great memories, we’ve grown as a family and are looking forward to our next project.”

The couple said the home looked like a display home after getting it staged


Mr Ekanayake said spending $20,000 to get the home staged for the open homes was one of the best decisions they had made.

“We trusted the process, we obviously wanted to spend as little as we needed to, but we listened to the advice and got a result almost $200,000 above our expectations,” he said.

“It has opened up our dreams a little bit; having those frank conversations with our realtor allowed us to be upfront and turned the whole selling process into a partnership rather than just another sale for the agents.

The garden has been freshly manicured for the new owners.


“Staging the home allowed us to have a theme that wasn’t catered to our personal style – it looked like a display home.”

The couple said they also invested in fresh paint and tidying up the garden to present the home as well as possible.

They’re now looking for their next project in the Monash area where they hope to build or renovate a property.

The home was Dulshan and Wasanehi Ekanayake’s first home together.


Vicprop Ferntree Gully lead agent James Spano said the sale and the campaign was amazing.

“The result is overwhelming; I feel we’ve set the precedent in that little pocket,” Mr Spano said.

“Vendors shouldn’t be afraid to spend a little bit of money to make their home (a) turnkey.”
